New custom homes and teardown/rebuilds in Northern Virginia, Maryland, and Washington, DC.

This 7,800-square-foot custom lake house in Virginia was designed around one goal: keep the lake in view from the driveway arrival through the home. Every bedroom and living area faces the water, making the setting part of everyday life.

A custom-engineered roof truss system creates tall vaulted ceilings without exposed rafter ties, maximizing interior height and keeping views open. Long-span engineered floor framing minimizes the need for interior columns, creating generous, uninterrupted living spaces.

The finished home now rents as a five-star lakefront estate. You can walk through the built result room by room.
Specialty consultants, including home theater/ audio designermit documents together—with one clear point of contact. We use Revit 3D modeling and BIM coordination to align the design and identify conflicts before submission.

Ready to Plan Your Custom Home?
We’re a good fit if you:
Design investment starting at: $15,000
Custom quoted based on your home and site. Civil/site plans, specialty consultants, and county applications are quoted separately.

1. Fit conversation. A short call about your property, goals, and budget range.
2. Proposal and agreement. A written scope with deliverables, fees, and payment schedule. Design begins after signing and the retainer.
3. Property and feasibility. Zoning, site conditions, and existing information are reviewed before design begins, so you do not invest in a design that cannot be permitted.
4. Concept design. Footprint, room layout, and exterior form in a 3D model. You approve the concept before detailed work starts.
5. Design development. Windows, doors, ceiling heights, stairs, and exterior details are refined and confirmed.
6. Technical documents. Structural, civil, trade, and consultant drawings are coordinated into one complete permit package.
7. Permit coordination. Submission support and responses to plan-review comments through approval.
8. Construction support. Answers for your builder when field questions come up.

No. AC Design is the design and permit coordination team. We work with the builder you select, or help you get design-ready before you choose one.
No. Every design is created for your property, your zoning requirements, and the way you live.
Not necessarily. If you are under contract or evaluating a lot, a feasibility study can show what can be built on it before you commit.
Yes. Teardown and rebuild projects are a core service. We review zoning and site limits and can scan and document the existing house before demolition.
Design fees typically run $15,000 to $30,000. Every project is different, and the total depends on the size and complexity of the home and on what else it needs: civil and site plans, MEP trade plans, geotechnical work, audio and video or landscape consultants, and county applications such as a variance or waiver. All of it is coordinated by us and laid out in your written proposal.
Most custom homes take roughly 8 to 20 weeks of design before permit submission, but that varies with the size of the home, the site, how quickly decisions get made, and what the jurisdiction requires. Your proposal includes a estimated schedule for your project, and we review it with you before design starts.
